Home Condition Reports (HCR) are a new kind of survey of a
properties condition, the HCR will provide impartial and reliable
information on the physical condition of a property.
The report is an independent assessment of a
property, which can be relied upon by the homeowner,
prospective purchaser and mortgage lenders.
A similar level of detail as the current Home Buyers
Survey the HCR is an objective report on the
physical condition of a property.
To ensure consistency between reports, a standard
system has been devised to grade each element of a
property according to its condition. The report will
include an easy to understand explanation of poor
grading where appropriate.
Only fully qualified and licensed Home Inspectors
are authorised to carry out Home Condition Reports.
ProSurv Home Inspectors are experienced surveyors
and are members of the Institute of Home inspection
and the Government approved SAVA Certification
Scheme.
The inclusion of a Home Condition Report in your
Home Information Pack (HIP) is optional. ProSurv
Home Inspections are confident that the Home Condition Report is a great product. We believe the
inclusion of a Home Condition Report in the HIP will
reduce the amount of stress and anxiety involved in
buying and selling a property. The benefits, to the
Seller, Buyer and the Estate Agent, of including the
HCR are considerable.
Why include a Home Condition Report in the HIP?
The inclusion of a Home Condition Report in the Home
Information Pack will improve the experience of both
buying and selling a property. With all the
necessary information available before a house is
put on the market, the seller can make a informed
decision about how much to market the property for,
giving them the option of having any necessary work
done or obtaining quotes before placing the property
on the market. A prospective purchaser can be
advised that the asking price is reflective of the
properties condition.
Buyers will be more receptive
to properties with a HCR as they will be able to
eliminate the concern about costs, and delays in
commissioning a survey and the potential for further
delays and costs if the survey identifies problems.
First time buyers will be particularly pleased to
have the benefit of a HCR which will give them
confidence that they know what they are buying,
without the costs.
Our Home Inspector will need to
inspect a property to carry out an Energy
Performance Survey; it is cost effective to take up
the benefits of including a Home Condition Report by
commissioning one at the same time.
The following
factors relating to the inclusion of a Home
Condition Report in a Home Information Pack (HIP)
should be considered by the Seller and will assist
significantly with eliminating potential problems in
the sale process.
The Home Condition Report (HCR)
will: -
-
Give you better information upon which to
decide your marketing strategy.
-
Allow for further
investigations of problems during marketing, to
avoid delays after offer acceptance.
-
Allow evidence
of repairs done to be directly linked to the report
findings.
-
Eliminate suspicion by potential buyers
that you are trying to hide something.
-
Delight
buyers who are saved having to get a survey and who
will be more inclined towards your property.
-
Ease
and speed up mortgage applications, lenders are
legally entitled to use and rely upon the HCR.
-
Reduce the potential for sales falling through or
difficult renegotiations.
-
Speed up the process
between offer acceptance & exchange of contracts.
